Notable conditionsProffer 14: mid-block pedestrian connection required where a block exceeds 220 feet.StatedEng Sheet C-1

Where the engineering and marketing sets disagree, the engineering value is shown. Unconfirmed estimates are excluded from the precedent filters until a curator checks them.

Lessons learned

What we would do differently

The 240-foot blocks on the north end read long from the street and the mid-block connection was added late, at cost. On the next plan of this density we set the pedestrian cut-through at concept rather than arguing it into place at site plan.

Alley widths at 20 feet worked for trash and moving trucks but were tight for the fire apparatus turn at the northeast corner. Worth checking that turn early where a block exceeds about 220 feet.
